			<content:encoded><![CDATA[<p>A move towards more townhouses and fewer highrises seems to be gathering favor with the City of Kelowna planners. City Hall critics like John Zeger have called for a height cap. City councilor Robert Hobson said, &#8220;I don&#8217;t think we have seen very imaginative planning to be honest.&#8221; Walk along False Creek in Vancouver and the streetscape has been densified to an extent that hasn&#8217;t shown up in Kelowna, he said. Instead this city tends to see single family home developments and more recently, some highrise developments.</p>
<p>Around Kelowna there is demand for development in places such as the Landmark area, Orchard Park Mall, certain parts of Glenmore and McKinley, planners now say it&#8217;s time to look at Kelowna as a series of hubs and spokes with satellite clusters feeding into larger centres. There are however appeals for cycle paths to connect these future hubs and a majorty that want to see less vehicles on the roads.</p>
<p>I agree that it would be a major step in the right direction if future plans allowed people to live their lives without having to jump into a car every five minutes to get even the most basic things accomplished&#8230;.now where&#8217;s my bike!!

			<content:encoded><![CDATA[<p>The <a href="http://www.kelownarealestatemag.com">Kelowna Real Estate</a> market received  a welcome boost this week as a new condo development was given the thumbs up by the City of Kelowna.  The new building for the South Pandosy district would be a mix of retail, office and residential components.</p>
<p>The proposed six-storey development in the 500 block of Osprey Avenue was endorsed by the members of the city‘s advisory planning commission,“It‘s good to see projects like this still coming along for consideration,” APC chairman Barry Braden. “With everything that‘s going on in the economy, we were wondering what kind of year it was going to be for development.  “Hopefully, something like this shows people have confidence in the future.”  The proposed building, which city council must still approve, would have ground-floor commercial premises. Plans also show a five-storey office building on the site, as well as a four-storey condominium complex.  “It‘s an urban-village concept, combining commercial, retail and residential aspects,” said Tim McLennan of CEI Architecture Planning, which is working on behalf of Dorion Developments.  The project has been in the works for several years and will go forward despite the uncertain economy, though its construction, expected to start next year, may occur in phases.</p>
<p>South Pandosy in Kelowna has some wonderful real estate and is one my favorite parts of the city, it has a &#8220;village&#8221; feel to it with an enviable array of amenities and is situated conveniently alongside the the Okanagan Lake.  There are also some other exciting condo developments in Pandosy community such as the new Caban development and a little further to the south the Playa Del Sol. A short distance is the now almost completed H2O Aquatic Centre which will add to the already excellent sporting facilities.

			<content:encoded><![CDATA[<p>Springing forward wasn’t just for wall clocks this month.The typical spring surge of sales activity has been reported by the Central Zone of the Okanagan Mainline Real Estate Board, increasing by 42% in one month from 114 sales in January to 162 in February.Total sales dollars of all properties sold in February was also up by 51% from January, and new listings taken in February were marginally above January at 888 says Brenda Moshansky, OMREB Director.</p>
<p>“Buyers are talking to mortgage brokers and bankers about getting pre approved, recognizing the opportunity to take advantage of the lowest interest rate in history. The federal incentive plans such as the home renovation tax credit and the increase to the Home Buyers Plan from a maximum of $20,000 per individual to $25,000 for first-time home buyers to draw from their RRSPs for a down payment will also help sweeten the pot for buyers.”</p>
<p>She says all of these factors combined with improved affordability are adding up to much more activity.</p>
<p>“Rate commitment periods on pre approvals for mortgages are typically 60 to 90 days. We will likely see buyers start to test the market as spring gets rolling.”</p>

			<content:encoded><![CDATA[<p>There is a hint of panic in the air, no it&#8217;s not that there has been a few ear splitting thunderstorms of late but a very different kind of dark sky brewing. The <a href="http://www.kelownarealestatemag.com">Kelowna real estate</a> market is slowing down. For some it was an inevitability, for others I guess they were too busy counting the cash, I mean working so hard! We&#8217;ve heard from some developers that the current rate of sales of units per month is the equivalent of 3 years worth of properties waiting to be sold. Good news for buyers and speculators as they now have an abundance of choice, not so good for sellers, especially if you are in a hurry.</p>
<p>The slow down may be a good thing, quality houses and developments will always sell make no mistake, but there seemed to be too many properties being hurriedly thrown up and ill conceived developments getting the green light that will now hopefully remain on the developers drawing board..</p>
<p>The Kelowna Real Estate Market won&#8217;t go down without a fight though, it still remains one of the most desirable locations in Canada to live, bring up a family or retire, just so long as you have deep pockets.

Waterscapes in downtown Kelowna had an exceptional opening weekend and the total for condominiums currently under construction throughout Kelowna are already 85% sold. Single family homes are also selling well with the average new  house price now standing at around $600k, this doesn&#8217;t seem to be a deterrent for many out of town buyers.

<p>There has been an increase in the luxury end of property development which has attracted a lot of international buyers - so what is so special about this place.</p>
<p>There is the lake at 78 miles long it provides beautiful vistas for those fortunate to be at a higher elevation, with a backdrop of vineyards and mountains it all adds up to quite an intoxicating mixture.</p>
<p>Kelowna has an international airport which has plans for expansion and Vancouver is a mere 250 miles to the West.</p>
<p>If you have never visited Kelowna then what are you waiting for. Oh and while you are here you must check out the Real estate.</p>

If you think real estate ads have to be traditional listings and boring pictures, think again. Real estate developers in Canada are hoping a few &#8220;Sex &#038; The City&#8221; type ads will create a bigger buzz for their new development in Vancouver.</p>

<p>Called &#8220;Donovan Life&#8221;, the project has garnered some interest from potential tenants and from the advertising world, and it isn&#8217;t the first such offering. The Dove soap brand hired &#8220;Desperate Housewives&#8221; star Felicity Huffman to star in webisodes last year with some success. In the ads, Huffman was transported back into classic sitcoms. For real estate, however, this is a fairly new idea and one worth taking note of.</p>
<p>Garry Benson, chief executive of Garrison Partners, a national real estate marketing company based in Chicago said (via the Chicago Tribune), &#8220;Historically, a third of our traffic is going to come from traditional media such as newspapers, a third from signage and a third is from other forms of outreach, such as the Internet.&#8221;</p>
<p>Learning how to draw potential buyers in from Internet advertising has been difficult because other than displaying static pictures on websites and describing the property, there is little a real estate broker can do. By using webisodes, developers can show real people in a real space, interacting. It is a kind of slice of life advertisement.</p>
