Sonoma Pines – Real Estate Sales Going Strong

by Kelowna Real Estate on October 9, 2009

Shane Styles, Director of Sales for Sonoma Pines knows the sights of success. I can see all of the construction from my sales office, he explains with a smile. We have enjoyed a phenomenal year in spite of all the real estate reports. With over 80 construction workers and 43 homes currently under construction, Styles is pleased to be part of the real estate solution for home buyers in Kelowna either searching to downsize from their larger properties or first-time buyers wanting to take advantage of historically low mortgage rates.

We’re now selling Phase 7, explains Styles. This is an exceptional value of only 22 one-level townhomes wrapped around the fairways of Two Eagles Golf Course from $269,900. Introduced in 2003 by The Rykon Group, Sonoma Pines is an established development situated in the centre of West Kelowna in a relaxed golf course setting.

This is an established neighbourhood with over 250 happy home owners who enjoy low maintenance living in our distinctive Santa Fe style community.

Backed by the quality of Rykon Construction, Sonoma Pines has been proactive in today’s real estate market by creating win/win scenarios in every aspect of the development. I was onsite the other day showing buyers their home under construction when a tradesman approached me and asked to shake my hand, Styles recalls. He told me that he was grateful to have consistent work. We’ve worked hard with our trades people, our suppliers, our crews to deliver a quality product that is irresistible to buyers.

A combination of single-family, multi-level and one-level townhomes offer buyers a variety of options when considering purchasing at Sonoma Pines. We encourage visitors to our Sales Centre to look around the Okanagan before making the commitment to become a resident here, explains Styles. There isn’t another development in the Okanagan that has the success we’re enjoying. Since January, 36 weeks ago, we’ve sold 47 homes that translates to 11% of all the townhome sales in the Okanagan more than 1 in 10 sales are attributed to us. That’s at least one new home sale every week. And we have less than 22 homes left to complete Phase 7.

The one-level townhomes have four distinct floorplans to choose from. With 9-10 vaulted ceilings, efficiently designed living spaces, 2 bedrooms/2 baths, a private patio, attached garage, and a selection of golf, mountain, or lake views the value from $269,900 is remarkable. I don’t know when prices in the Okanagan will ever be this affordable again, states Styles. This is the absolute best time to invest in a home.

According to the Okanagan Mainline Real Estate Board (OMREB), the average townhome sales price in the Central Okanagan at the end of August was $346,197 compared to Sonoma Pines Phase 7 introductory offering from $269,900. I believe that prices will start creeping up in the spring as the economy is already starting to recover. People will be kicking themselves for waiting.

Construction projects appear to be on the rise throughout Canada. Take a look at the Calgary realestate market, which has seen a increase in the number of single-family homes under construction. This could potentially be attributed to the increase in prices for realty in Canada that is expected to stabilize if not rise this year. Just as long as they don’t fall anymore!

Hi Chris,

We saw your web site, enjoyed your new housing project, and wanted to talk to you about something that we think should interest you!

The Babies in Bloom – Okanagan Baby & Family Fair will feature 30,000 square feet of Baby Bliss focussed on prenatal, postnatal, and preschool children and their parents.

Babies in Bloom will be a two day trade show event (April 24-25 ) including everything the Okanagan has to offer for new parents and their children, from toys and furniture, educational opportunities, financial planning, and health services plus stage performances and seminars. With a rapidly swelling population of new parents in the Okanagan, and an expected 1500 new births in Kelowna this year alone, we expect this timely event to be attended by more than 8000 parents, grand-parents and potential parents making it the most effective platform in the Okanagan to showcase your Condo’s & housing projects .

Babies in Bloom will be promoted with high visibility marketing including television, radio, Internet, strategic poster placements, and word of mouth.
